More Chinese Buyers Are Looking to Invest in Real Estate Throughout U.S.
Despite the recent Dollar appreciation against the Chinese Renminbi, Chinese continue buying real estate in "undiscovered" areas in the U.S. Chinese buyers are looking for real estate beyond the usual gateway cities. In 2013, California accounted for 55% of all Chinese purchases in the U.S. In 2014 that number had decreased to 35%. Yet the total residential real estate purchases reached a record $22 billion.
The top 5 states were California, Washington, New York, Texas and Pennsylvania. Now the focus is shifting to “newly discovered” areas in Florida, The Carolina’s, and Illinois.
Forward thinking real estate investors and brokers are promoting themselves and their properties in these “undiscovered” areas to Chinese buyers. “About 69 million Chinese have the net worth to buy U.S. properties. Our studies show that figure is expected to reach 220 million by 2022”, according to Karen Yan, Executive Vice President at JinList.com. Some Chinese buyers are buying U.S. properties for vacation/retirement, while others are buying to generate revenue to pay for children's education.
Promoting not only your properties but your company and expertise is key to reaching this demographic, commented Yan. Chinese are brand conscious and look for agents and companies that have a good reputation and professionalism. They will talk with family, online social groups and boards to find out about their own experiences.
When they come to the U.S. they already have decided which areas and properties they want to see. Since they are on a limited timeline, decisions are made quickly and usually all cash for quick closes. The new U.S. policies on visas issued to qualified Chinese students and business people will only increase the flow of Chinese tourists to the U.S. and further fuel Chinese real estate purchases in 2015 and beyond.
